Two below-market-rate (BMR) studio condominiums are now available for purchase in Los Altos at 425 First St., offering an affordable homeownership opportunity for qualifying low-income households. The homes are priced at $229,534 and $232,178. To qualify, annual household income cannot exceed $113,700 for one person or $129,950 for a two-person household. Applications are due by 4 p.m. Monday, Aug. 10.

The listings are part of the City of Los Altos’ affordable housing program, which included 113 deed-restricted BMR homes citywide as of June 2026. The inventory includes 33 rental units, 16 senior-restricted rental units and 64 for-sale homes serving moderate-, low- and very low-income households.

Most affordable homes are created through the city’s inclusionary housing requirements, which generally require developers of multifamily projects to include below-market-rate units. The city also promotes accessory dwelling units (ADUs) to expand rental options while helping homeowners generate income or accommodate family members.

When BMR homes become available, priority is given to local teachers, city employees and Santa Clara County firefighters assigned to Los Altos stations. Additional preference goes to longtime residents, local workers, households displaced by City Council action, former residents with local ties and other eligible applicants who live or work in Santa Clara County.

Information about the available condominiums, current BMR opportunities and application materials is available through the city’s Affordable Housing Program and its administrator, Housing Group.
